MGM Resorts Remains Bullish on Atlantic City With $107M Borgata Hotel Renovation

Las Vegas-based MGM wants to keep it that way, allocating $107 million to update and modernize the Borgata Tower’s room offering. “As one of the most important touchpoints within the resort, this reinvestment gives us the opportunity to thoughtfully evolve the Borgata Tower for today’s guests, with a design that stays true to the sophistication and energy of the property, while introducing a fresh and elevated sense of comfort that still feels distinctly Borgata,” said Borgata President and Chief Operating Officer Nik Rytterstrom. Borgata opened on July 2, 2003, as a joint venture between MGM and Boyd Gaming. MGM bought out Boyd’s 50% stake in 2016 for $900 million. Borgata Renovation The 43-story Borgata Tower, MGM officials say, will undergo a floor-by-floor renovation that will include updates to the main lobby, corridors, and elevators. Los Angeles-based Avenue Interior Design, a longtime Borgata collaborator, is handling the project. Avenue Interior Design co-founder Ashley Justman said the Borgata Tower will incorporate an Italian-inspired look featuring warm wood, blue, and metallic tones and accents. It was important to us that the design feel evolved and sophisticated without losing the glamour, confidence, and energy that are so intrinsic to Borgata,” said Justman. Along with MGM Resorts, Avenue Interior Design’s client roster includes Station Casinos, Palms Las Vegas, and Yaamava’ Resort Casino. The $107 million renovation is expected to be completed by late 2027, though renovated rooms will open on a floor-by-floor basis. The Borgata Tower overhaul follows the 2023 renovation of the Water Club, which was rebranded to the MGM Tower during the $55 million project. MGM has additionally made updates to its casino floor, restaurants and bars, and other amenities in recent years. Atlantic City Leader Borgata is by far the most profitable casino in Atlantic City. In 2025, the property posted a gross operating profit of $237.4 million, nearly double its nearest competitor in Hard Rock at $123.8 million. Through the first half of 2026, Borgata’s operations generated a gross operating profit of $60.1 million, down 5% year-over-year. The property nonetheless extended its market lead in Atlantic City, as Hard Rock’s profit dropped 10.5% and market-wide profits were 9% lower. As of June 30, 2026, Borgata had 2,727 guestrooms. The property’s casino has more than 2,500 slot machines, with denominations ranging from $0.01 to $1,000. The Borgata casino has dozens of table games, a BetMGM Sportsbook and Racebook, a poker room, and Atlantic City’s largest dedicated Asian gaming space featuring Pai Gow poker and baccarat.
