Bally’s has changed plans for a major mixed-use development surrounding the future Athletics ballpark in Las Vegas. According to the latest proposal, the massive $1.1 billion project would be spread into several phases. 26-Acre Land Use Permits The changes became clear on August 19, when the Clark County Commission approved land use permissions covering 26 acres around the under-construction ballpark. However, the approval does not cover the entire development. Clark County spokeswoman Jennifer Cooper said the approved portion is intended to ensure visitors have safe access between public sidewalks, pedestrian bridges and the stadium. The latest entitlement package focuses on a mixed-use podium planned for the northwest corner of the site, along with parking facilities and a theater on the southwest corner. As for the future hotel casino, the Clark County Commission will officially consider plans separately on September 16, and approval from the Federal Aviation Administration is also required. In another recent development, an unnamed group has also reportedly expressed interest in purchasing Bally’s planned project. If a sale takes place, the approved development rights would transfer with the property rather than remaining tied to Bally’s. What the Three Phases Include The revised development is now divided into three phases. The first includes the Athletics’ $2 billion ballpark, a 1,500-space parking garage, and a central utility plant. The second phase will focus on the new podium, which will feature a three-level parking garage with 953 spaces beneath a plaza that will host retail, dining, and entertainment amenities. As previously mentioned, a 2,500-seat theater is also included, along with a temporary surface parking area providing about 532 additional spaces. Later phases would bring the casino resort between the podium and theater, as well as additional parking facilities. The first two phases are expected to provide 3,055 on-site parking spaces. The ballpark will also rely partly on nearby MGM Resorts properties for event parking, with more than 30,000 spaces located within walking distance of the stadium and other major venues. Meanwhile, construction on the Athletics’ ballpark is moving forward, with the stadium still scheduled for completion in late February 2028. The Athletics have also filed building permit applications for the southeast parking garage and utility infrastructure, while Bally’s has submitted applications connected to the initial construction of the northwest podium and theater.
